Broker’s Open 3/10/2009

Today, I visited five Northwest Evanston homes.

2110-noyes1 2110 Noyes - This 3 bedroom, 3.5 bath wood-frame bungalow/farmhouse built in 1912 has a nice front porch, and refinished hardwood floors on the first level. As is usual with many bungalow floor plans, there are two bedrooms on the first level, and the stairs are located in the back of the home in the kitchen. The home does not have a fireplace.  Upstairs, there’s a sitting room, a bedroom and a full bath. The flooring is wood laminate. The basement is partially finished with a bathroom. The kitchen isn’t to die for but that’s reflected in the price – $469,000.

 
2415-lawndale2415 Lawndale – This 3 bedroom, 2.5 bath yellow-brick bungalow built in 1920 has all the living space on the first floor but it could be dormered out to add a second floor by building stairs in one of the bedrooms, located in the center of the home. The kitchen is newer with granite countertops and stainless steel appliances, and there is hardwood floors throughout most of the home.  The basement is partially finished with a half-bath. There is a decorative fireplace in the living room. Price tag-$550,000.

 
2026-lincoln2026 Lincoln – This is a Prairie-style 2-flat located on a large lot – 50×200. Each unit has 2 bedrooms, a bathroom, a sunroom, a separate dining room, built-in bookshelves and a wood-burning fireplace. The top floor is rented for $1,675, and the lease expires in May. There’s also a built-in coffee machine in the 2nd floor kitchen – something not seen often. The front stairs and banisters are oak, and the back stairs for both units conveniently lead to the basement and backyard. This could be converted to  a single-family home but it seems like a good rental investment as well. Price tag-$599,000.
 

2306-ridgeway2306 Ridgeway – This 3 bedroom, 2 bath contemporary home built in 1940 is a short sale. The kitchen has newer granite countertops and maple cabinets and there’s a large wood deck and hot tub in the yard. Although there is not a master bath, the upstairs lone bathroom is nicely updated. The basement is partially finished, and the home has two fireplaces, located in the living room and family room. Another nice feature is an attached two-car garage with a driveway. Price tag- $619,000.

2414-hartrey2414 Hartrey – This 4 bedroom, 2.5 bath 3-story stucco home built in 1909 is located a few blocks from the Central Street shops. There are three bedrooms on the second level and a fourth bedroom on the thrid level, which is used as a kid’s playroom. The master bedroom has cathedral ceilings and wood beams, a walk-in closet  and a nice bathroom. The second floor also has a nice feature I always like – a laundry room. The first floor plan has a nice circular flow with hardwood floors. The lot size is on the smaller end – 80×70. Price tag-$689,000.
